When a New Top Layer Makes Sense
Driveway resurfacing and overlays put a new 1.5 to 2 inch layer of hot-mix over existing asphalt. HomeGuide puts the cost of a resurfacing at roughly $3 to $7 per square foot for driveways and $1 to $3 for a basic overlay, and says resurfacing a sound surface saves about 20 to 30 percent compared with replacing it. For the many mid-cities driveways that are gray, rough and lightly cracked but still firm underneath, it is often the right call.
Is your driveway a candidate?
HomeGuide's rule of thumb: resurface when the asphalt is under about 15 to 20 years old, less than 25 to 30 percent of the surface is damaged, cracks are shallow, and the base and drainage are sound. Replace when cracking covers 60 to 70 percent or more, potholes are multiplying, or the pavement has buckled. We probe and look before recommending either.
The overlay height problem
Every overlay raises the driveway. After two or three overlays over the decades, many older North Richland Hills driveways now sit above the garage slab or create a lip at the street. Before resurfacing, we mill (grind down) the edges at the garage, sidewalk and apron so the new layer ties in flush. If the driveway has already been built up too far, removing the old layers may make more sense than adding another.
Preparation
Failed spots are cut out and rebuilt full depth, cracks are cleaned and filled, the surface is swept, and a tack coat is sprayed so the new asphalt bonds to the old. Without that preparation, old cracks come back through within a season or two.
Fixing slope while you are at it
A leveling course can fill low spots before the final layer, which can fix standing water without a full rebuild. We make sure the corrected slope sends water to the street or an existing outlet, not toward the neighbor's yard.
Aftercare
Treat a resurfaced driveway like new: keep heavy vehicles off for a few days, avoid turning the wheels in place during the first summer, and wait 3 to 6 months for the first sealcoat.
Overlay or full replacement: a quick comparison
An overlay keeps the existing base and costs less; replacement rebuilds everything and lasts longer on a failed base. We show you both prices when both are realistic.
What This Covers
An overlay is mostly preparation; the new layer goes on last.
Base assessment
Probing and test cuts to confirm an overlay will hold.
Spot repairs
Failed areas rebuilt full depth; cracks cleaned and filled.
Edge milling
Old asphalt ground down at the garage, walks and apron.
Leveling course
Low spots filled to restore drainage.
Tack and overlay
Bonding coat, then 1.5 to 2 inches of new hot-mix.

National published figures, not North Richland Hills bids. Each guide uses its own method, so ranges overlap rather than agree. Excavation of soft ground, tear-out, slopes and access all move the total. The written bid we give you is the price.
How It Works
1. Check
We measure the damage and probe the base to confirm resurfacing fits.
2. Repair
Failed areas rebuilt, cracks filled, edges milled.
3. Level and tack
Low spots filled; surface cleaned and tack-coated.
4. Overlay
New hot-mix laid, rolled and tied in at the edges.

Driveway Resurfacing & Overlays Questions
What is the average cost to resurface a driveway?
HomeGuide's national range is about $3 to $7 per square foot for driveway resurfacing and $1 to $3 for a basic overlay. Repairs before the overlay add to that. Your written bid is the price.
How long does an overlay last?
On a sound base with cracks filled first and regular sealing, many years. On a weak base it fails early, which is why we check first.
My driveway is already higher than the garage. Can it be resurfaced?
Only if the edges are milled down first. If it has been overlaid several times, removing the layers and rebuilding may be better.
Can resurfacing fix puddles?
Often. A leveling course fills low spots before the final layer, as long as the base under them is firm.
